What is an inventory?

Before you take occupancy Key-Lets will prepare a comprehensive inventory, this is a schedule of contents within the property and its current condition. This record is signed by the tenants and becomes part of the contract of lease.

Why is an inventory taken?

An inventory is taken to avoid any differences in opinion during or at the end of the Tenancy Agreement. The property will be fully cleaned and all the relevant safety checks performed before occupation; therefore it is very important for the tenants to give the property back to the Landlord in the same way as they received it, taking into consideration 'wear and tear'.  An exit letter will be posted prior to any tenancy conclusion reminding tenants of their obligations under the lease.  On exit items must be returned to the places and rooms detailed in the inventory.  Failure to do so will result in administrative charges for the additional time required to locate and check items.

What is Fair Wear and Tear?

Fair wear and tear is taken into consideration when inspecting a property , however this is unlikely to be an issue unless the tenant lives within a property over a number of years.  There is also an obligation on the tenant to notify Key-Lets of items broken or damaged during the term of the tenancy.
